Service and scope
Molak Marafeq is an AQRX platform operated by Njik Lababak Trading Company (شركة نجيك لبابك التجارية), unified entity number 7037580771, based in Jeddah, Saudi Arabia. “Platform” means its app, pages and related services; “user” includes owners, residents, managers and delegates.
The platform supports building and unit records, communications, announcements, voting, dues, accounting records and maintenance requests. It is not a government authority or a substitute for official association formation, property registration or dispute resolution.
Acceptance takes place through the designated mechanism when registering or activating a service. The privacy policy explains data processing; accepting these terms is not separate consent to marketing or optional processing that requires specific consent.
Capacity, accounts and authority
You must have the legal capacity and authority for your actions. Provide accurate, current information, use a mobile number you own or are authorised to use, and do not share verification codes or impersonate others.
Creating a building, managing an association or adding units and residents requires valid authority. Anyone providing data is responsible for doing so lawfully and informing the people concerned where required. A manager account alone does not prove ownership or legal authority.
Managers must review and revoke delegates’ access when no longer needed and transfer administration and records to an authorised successor. Notify support of lost access, a changed number or unauthorised use.
Building management and decisions
The authorised association, owner or manager remains responsible for ownership and occupancy data, charges, budgets, expense allocation and approval of decisions under applicable laws and agreements.
Announcements, polls, votes and records are administrative and documentation tools. They do not replace legally required quorums, approvals, minutes or registration, or automatically make a decision binding beyond its issuer’s authority.
Check reports and balances against supporting documents and report discrepancies. Automated calculations reflect entered data and transactions and are not an accounting audit or legal advice.
Dues, balances and payments
Building dues are determined by the authorised party and remain a matter between the relevant parties. A displayed balance is an accounting record, not in itself a bank account, licensed financial wallet or guarantee of collection.
Uploading a transfer receipt does not automatically approve payment. Its validity and match to the payment are subject to authorised review. Do not upload altered or unrelated receipts.
Where electronic payment is available, the amount, fees and applicable tax are shown before confirmation and processed by the available payment provider. Check the beneficiary, amount and purpose. Support will not ask you to send bank verification codes or full card details.
Service-fee refunds differ from refunds of association dues. Contact the beneficiary appropriate to the transaction. Cancellation, refund, paid-subscription and renewal conditions must be disclosed before purchase, subject to statutory rights. Undisclosed fees or an unapproved automatic renewal do not create an obligation.
Maintenance and providers
Give an accurate description and location, arrange safe access, and do not request work on property or facilities you are not authorised to manage.
Maintenance may be performed through Njik or another provider identified in the request. The approved quotation or work order determines scope, price, materials, timing, warranty and cancellation terms. Additional work or a price change requires approval from an authorised person before performance.
A provider’s presence on the platform does not give every service or fault the same warranty. Complaints are reviewed under the applicable order and warranty without limiting statutory responsibilities of the operator or provider.
Do not rely on the app for emergency response. Contact the competent emergency authority directly when people or property are in immediate danger.
Acceptable use and privacy
Use information only as necessary for building management and service delivery, consistent with your permissions and the privacy policy.
- Do not disclose residents’ information, documents or financial obligations to shame, harass or share with unauthorised people.
- Do not upload misleading, unlawful or infringing content or falsify votes, receipts or authority.
- Do not bypass permissions, extract other users’ data, disrupt the service or exploit vulnerabilities. Report security issues without exploiting them.
- Do not upload passwords, verification codes or full card information. Remove unnecessary personal details from attachments.
Content and intellectual property
The platform, software, design and marks belong to their respective rights holders. Permission is limited to using the service; it does not permit copying, selling or republishing it without permission or legal authority.
You or the relevant rights holder retain ownership of submitted content. You authorise the operator to host, process and display it to authorised users as necessary to run the service, without transferring ownership or granting a general right to market with your data. You must be entitled to upload and share the content.
Availability and responsibility
We work to maintain availability and correct faults. Temporary interruptions may be needed for maintenance or arise from technical events outside our control. Retain original documents and important records, and report errors rather than relying on information you know is incorrect.
Each party’s responsibility depends on its actual role, attributable harm and applicable law. The platform does not guarantee owners’ payments or the accuracy of user-provided information and does not adjudicate ownership or payment disputes.
These terms do not exclude liability that cannot lawfully be excluded, fraud, gross negligence or data-protection duties, or reduce statutory consumer rights.
Restriction and closure
An account or feature may be restricted for misuse, reasonable suspicion of unauthorised access or expired authority, to the extent necessary for protection or legal compliance. Reasons and a support review are provided where legal or security requirements do not prevent this.
Request account closure through info@njik.sa. Building administration may first need to be transferred to an authorised successor. Closure does not cancel outstanding obligations or erase records that must be retained or protect others’ rights; data is handled under the privacy policy.
Changes to these terms
Updated terms and their effective date are published here. Material changes are explained and acceptance requested where needed. Fee or scope changes do not apply retroactively to an agreed transaction. Service-specific conditions are shown before acceptance and read with these terms within their subject matter.
